Atrium Corporate Center | Rolling Meadows, IL

Atrium Corporate Center (formerly the 3Com Corporate Campus) is a 477,000 square-foot office building consisting of a large central atrium and adjacent office wings. Positioned on 40 acres next to the Woodfield Mall, the property is one of the most distinctive office assets in suburban Chicago.

After the technology downturn, 3Com Corp. began to dispose of corporate real estate nationwide. Our involvement with 3Com had begun with discussions concerning the company’s entire portfolio, including their headquarters in Silicon Valley. When the company’s efforts to sell Atrium Corporate Center foundered, we negotiated a deal involving a partial leaseback with 3Com and an affiliate and completed the purchase of the property.

We acquired Atrium Corporate Center because it was not only a unique design statement but also the most leasable property in its market with large floorplates, high ceilings and unmatched amenities. Despite its advantages, the property was 50% leased at acquisition and needed major physical changes to allow for multi-tenanting. Within a few years of acquisition, the property was over 90% leased to Sara Lee, Adidas, Fidelity Life and H&R Block, and was sold to an institutional buyer at a substantial premium to our investment in the asset.
