The Adam Grant Building is a 180,000 square-foot office building located in the center of the San Francisco financial district. Built in 1908, and expanded in 1926, the property is a designated historical structure by the city of San Francisco.

The property was renovated during the dot.com era and reached full occupancy with a mix of established and new technology tenants. After the technology crash, several large tenants dissolved, leaving behind highly improved space. Pursuant to a consensual foreclosure, we completed an expedited acquisition of the property to meet the deadline imposed by the lender.

The Adam Grant Building needed an active owner that could create direct leases with certain sub-tenants and attract new tenants using the lavish existing improvements. Physical upgrades were necessary to standardize the property’s appearance and improve the building systems. After acquisition, we fully renovated five office floors and executed direct leases with major sub-tenants. Two leases were signed for highly visible retail spaces near the main entrance. The property was sold within two years at a substantial premium to our investment in the asset.
